	LAWNS AND YARDS: Remove clutter, cut the grass, edge the walks, trim the hedges and weed the gardens.
	FRONT OF HOUSE: Paint, fix and wash railings, steps, storms, screens and or front door.
	LIGHTS: Replace all burned out interior and exterior bulbs and faulty switches.
	HALLS AND STAIRWAYS: Remove all clutter and give them a wide appearance.
	HARDWARE: Oil all hinges, tighten door knobs and drawer pulls, and make sure that all locks work

Three Sale Saving Tips

	Be sure to locate and have copies available of your Survey and Building Location Plan for prospective purchasers to show their Banker (their mortgage approval will be much quicker with this document).
	Check with your bank and get a signed Mortgage Verification statement showing any applicable penalties that would apply if you paid off the mortgage early. Your decision on the acceptability of an offer will be much easier with this information.
	Ask the bank that holds your mortgage if there are savings for you if you transfer your mortgage to your new home or have the buyer refinance through them.
