K-W Statistics for May 2018
 
 
Last month home sales through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) were up 12.5 per cent compared to last month and down 15.3 per cent compared to last year’s record-setting May.  A total of 692 residential properties sold in May compared to 817 the same time last year. 
 
“Although unit sales were down substantially compared to last year’s manic market, May was still a strong month of home buying and selling in Kitchener-Waterloo and area,” says Tony Schmidt, KWAR President. He highlights that the ten-year average number of home sales in Kitchener-Waterloo and area for the month of May is 625.
 
- The average sale price of all residential properties sold in May decreased 2.4 per cent to $482,873 compared to the same month a year ago.
 
- Detached homes sold for an average price of $572,206 a decrease of 3.4 per cent compared to May of last year.
 
- During this same period, the average sale price for an apartment style condominium was $301,052, an increase of 2.7 per cent.
 
- Townhomes and semis sold for an average of $365,715 (up 1.3 per cent) and $393,616 (up 2 per cent) respectively.

K-W Statistics for April 2018
 
In April, the 616  residential properties sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) were up 13.7 per cent compared to last month and down 19.6 per cent compared to home sales a year ago.

“Home sales in April were as brisk as the temperatures”, says Tony Schmidt, KWAR President. “While down from last year’s record breaking number of sales, it was a slightly more active April than average historically speaking.”

- The average sale price of all residential properties sold in April decreased 6.6 per cent to $478,578 compared to the same month a year ago.

- Detached homes sold for an average price of $569,159 a decrease of 4.2 per cent compared to April of last year.

- During this same period, the average sale price for an apartment style condominium was $296,958, an increase of 10 per cent.

- Townhomes and semis sold for an average of $386,072 (up 2.5 per cent) and $402,842 (down 3.3 per cent) respectively.

There were 540 residential properties sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR), an increase of 43.6 per cent compared to last month and a decrease of 25.8 per cent compared to home sales a year ago.
 
“Home sales in Waterloo Region last month mirrored the greater activity across the Greater Golden Horseshoe. Numbers are down year over year, but the market is showing signs of warming up after the long winter”, says Tony Schmidt, KWAR President. “Make no mistake; we are still deep in a sellers’ market and not expecting that to change for the remainder of the year. And while 2018 won’t be quite as hectic as 2017, the market is going to be demanding. REALTORS® on the street are reporting strong demand throughout the region and receiving multiple offers on many homes."
 
- The average sale price of all residential properties sold in March decreased 0.7 per cent to $490,010 compared to the same monht last year.
 
- Detached homes sold for an average price of $582,851 a decrease of 0.1 per cent compared to March of last year.
 
- The average sale price for an apartment style condominium was $298,361 an increase of 11.3 per cent.
 
- Townhomes and semis sold for an average of $375,702 (up 2 per cent) and $396,932 (down 3.7 per cent) respectively.

K-W Statistics for February 2018
 

There were 377 residential properties sold through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR), an increase of 40 per cent compared to last month and a decrease of 20.5 per cent compared to home sales a year ago.

“When we consider market activity we have to acknowledge that sales from the previous year or two were an anomaly”, says Tony Schmidt, KWAR President. “If you compare last February against the ten year average of sales, it was a pretty typical February”.

- The average sale price of all residential properties sold in February increased 3.1 per cent to $478,801 compared to February 2017.

- Detached homes sold for an average price of $577,609 an increase of 5 per cent compared to February of last year.

- The average sale price for an apartment style condominium was $265,144 for an increase of 6.8 per cent.

- Townhomes and semis sold for an average of $386,515 (up 14.1 per cent) and $391,628 (up 6 per cent) respectively.

There were 270 residential sales in January through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR), a decrease of 18 per cent compared to January 2017.

“On the surface, activity appears to be somewhat sluggish in January, says Tony Schmidt, KWAR President. “However if we set aside the past two years, it was a very typical January in terms of the number of sales. What is less typical is that listing inventory is still at historic low levels, and we continue to see multiple offers on properties putting upward pressure on prices.”

- The average sale price of all residential properties sold in January increased 9 per cent to $458,750 compared to January 2017.  

- Detached homes sold for an average price of $554,857 an increase of 10.7 per cent compared to January of last year.

- During this same period, the average sale price for an apartment style condominium was $246,821 for an increase of 4 per cent.

- Townhomes and semis sold for an average of $371,095 (up 14.5 per cent) and $388,974 (up 9.7 per cent) respectively.

2017 a big year for K-W Home Sales

There were 6,549 homes sold in Kitchener-Waterloo and area in 2017 through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR), just one percent behind matching last year’s record smashing results.

The year ended strong with 301 home sales in December, which is a slight one per cent above December of 2016, and 13 per cent above the previous five year average.

“There was a definite push by some buyers to purchase a home prior to the new mortgage stress test kicking in January of 2018,” noted Tony Schmidt, President of KWAR. “While we appreciate the intent of these additional changes, ultimately they will make it harder for some consumers to purchase the home they want.”

Picking up on the momentum from 2016, the first half of 2017 was characterized by an unparalleled number of home sales. Then in the latter half of the year, on the heels of the Ontario government’s announcement of the Fair Housing Plan, the pace of sales began to decrease while still remaining above the previous five year’s averages.

Dollar volume of all residential real estate sold last year increased 19.5 per cent to just over three billion ($3,061,739,723) compared with 2016, reflecting the strong price gains realized in 2017 and marking the first time sales have surpassed the three billion dollar milestone.

- The average sale price of all residential properties sold in 2017 increased 20.7 per cent to $467,513 compared to 2016.

- Detached homes sold for an average price of $549,046, an increase of 21.5 per cent compared to 2016.

- The average sale price for an apartment style condominium was $271,940 for an increase of 18.3 per cent.

- Townhomes and semis sold for an average of $353,692 (up 23.6 per cent) and $378,275 (up 25.9 per cent) respectively.

K-W  Statistics for March 2016

Residential property sales through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) continued to climb month over month with 584 properties sold in Kitchener-Waterloo and area. This represents a 16.3% increase compared to the March of 2015, and ranks as the highest March on record since 2010.

“The housing market has been thriving this first quarter across the Region,” says Charlotte Zawada, President of KWAR. “We’ve seen stronger than normal sales activity for the first quarter, with relatively mild weather and buyers coming out in droves, we should be in for a very busy upcoming spring market.”

- the average semi-detached sold for $276,562, up 0.6% compared to March 2016
- the average freehold townhouse sold for $284,226, an increase of 9.8% compared to March 2015

K-W  Statistics for February 2016
 
Residential sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) were up 28.2% compared to the same month last year with 452 homes being sold in the month of February, 18.6% above the 5-year average for the month.

“This was the most active February we’ve seen on record since 2008, when 464 residential homes were sold,” stated Charlotte Zawada, President of the KWAR. “With interest rates holding steady and Waterloo Region remaining an attractive place to live and invest, I think we will continue to see buoyancy in our local housing market.”

- the average single detached sold for $419,480, a 7.7% increase compared to February 2015
- the average semi-detached sold for $328,569, up 10% compared to February 2016
- the average freehold townhouse sold for $291,770, an increase of 12% compared to February 2015

In January 2016 the Region saw 309 residential homes sold through our MLS, an increase of 29.8% compared to sales in January 2015 which saw 238 residential sales.

- the average freehold townhouse sold for $311,509, an increase of 12.4% compared to January 2015

The average sale price of all residential sales through the KWAR’s MLS® System increased 8.2% to $353,514 compared to January 2015.

  K-W  Statistics for December and Year End 2015

In 2015 the Region saw 5563 residential homes sold through our MLS, an increase of 4.9% compared to sales in 2014 which ended with 5,302 residential sales. 


- There were 293 homes sold last month (all types), up 11.8% compared to December 2014

- the average single detached sold for $453,567, a 17.5% increase compared to December 2014
- the average semi-detached sold for $276,174, up 5% compared to December 2014
- the average freehold townhouse sold for $298,283, an increase of 5.5% compared to December 2014
- the average condo sold for $276,174, an increase of 5% compared to December 2014

The average sale price of all residential sales through the KWAR’s MLS® System increased 8.2% to $367,121 compared to November 2014.

KITCHENER -WATERLOO HOME SALES IN MAY

KITCHENER-WATERLOO, ON (June 2, 2015) –– There were 553 home sales in Kitchener-Waterloo last month though the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS®  (KWAR). This represents an 8.4% increase compared to May of 2014, and 9.6% above the 5 year average for the month May.

 With a total of 2,926 home sales occurring through the KWARs MLS System® , year-to-date sales are 3.3% above the five year average. Although sales numbers in Kitchener-Waterloo are higher in comparison to May of last year, they are on par with the month of April, at 1.7% above last month’s residential sales numbers, a difference of nine home sales.

 It’s been a very busy but typical spring market" says Mark Wolle, President of KWAR. "Low mortgage interest rates and a diverse local economy continue to support home buying in Waterloo region."

 Much like the month of April, sales activity in the $300,000 – $349,999 posted a healthy increase in the month of May with 126 homes sold in that range, a 24.8% increase from the same time last year. Sales in the $400,000 - $499,999 also increased with 81 sold in this price range, a 28.6% increase.

 Sales in KW included 355 single detached homes (up 4.7 %), 113 condominium units (up 28.4%), 44 semi-detached (up 2.3%) and 40 freehold townhouses (up 8.1%).

 The average sale price of all residential sales through the KWAR’s MLS® System increased 0.7% to $347,541 compared to the same time last year. Within the cities of Kitchener-Waterloo residential sale prices increased 1.6 percent to $343,750 compared to May 2014. Single detached homes sold for an average price of $390,704 an increase of 1.1% compared to last year. Condominium market prices were up 7.1%, with the average condo unit selling for $237,649.

KITCHENER-WATERLOO HOME SALES IN APRIL
 

KITCHENER-WATERLOO, ON (May 5, 2015) –– Residential sales through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) were strong in April with 539 properties sold in Kitchener-Waterloo. This represents an 11.4% increase compared to April of 2014, and 7.8% above the 5 year average for April.

With a total of 1,507 home sales year-to-date in Kitchener-Waterloo, 7.3% above last year’s total for the same period but 4.1% below the 5 year average, the real estate landscape in K-W looks more tempered. Residential sales across all areas transacted through the KWAR’s MLS® System totalled 2,124 year-to-date, an 8.4% increase from the same time last year and once again 0.7% below the 5 year average.

“The spring market is definitely in full swing here in Waterloo Region,” says Mark Wolle, President of KWAR. “We’re seeing sales activity that is fairly steady and consistent comparing to 5-year trends which speaks to the stability of the market here in Kitchener-Waterloo.”

Once again sales activity in KW in the $300,000 – $399,999 posted a healthy increase in the month of April with 200 homes sold in that range, a 39.9% increase from the same time last year. Sales in KW included 357 single detached homes (up 14.4 %), 106 condominium units (down 0.9 %), 28 semi-detached (up 3.7%) and 47 freehold townhouses (up 30.6%).

The average sale price of residential sales across the KW area only increased 4.1 percent to $346,702 compared with April 2014. Single detached homes sold for an average price of $392,951 an increase of 3.0% compared to last year. Condominium market prices were up 0.7%, with the average condo unit selling for $231,430.

HOMES SALES IN MARCH TREND UPWARD

KITCHENER-WATERLOO, ON (April 6, 2015) –– Residential property sales through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) continued to climb month over month with 619 properties sold. This represents a 15.1 percent increase compared to the March of 2014 which was the second lowest March on record since 2006.

During the first quarter of 2015, there were a total of 1,343 home sales, 3.6 percent above last year’s total for the same period and 8.4 percent below the 5 year quarterly average. On a monthly basis, home sales were 1.6% below the 5 year average for March.

“The housing market was alive and well in March across the Region,” says Mark Wolle, President of KWAR. “Even though sales are coming in under the 5 year averages we’re looking forward to helping our clients in what looks to be a very busy upcoming spring market.”

Sales activity in the $300,000 – $349,999 increased significantly in the month of March with 151 homes sold in that range, a 49.5% increase from the same time last year. Pushing the average sales price up for the month were increased sales in the $500,000 - $749,999 range which posted a 61.5% increase equating to 63 sales compared to 39 in March 2014.

March’s sales included 436 single detached homes (up 25.3 %), 95 condominium units (down 2.1 %), 41 semi-detached (down 8.9) and 41 freehold townhouses (down 6.8%).The average sale price of all residential sales increased 7.4 percent to $347,722 compared with March 2014. Single detached homes sold for an average price of $384,635 an increase of 4.0 percent compared to last year. In the condominium market prices were up 12.1%, with the average condo unit selling for $238,846.

HOMES SALES GAIN SOME STEAM IN FEBRUARY

KITCHENER-WATERLOO, ON (March 4, 2015) –– Residential sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) were down 3.0 percent in February compared to the same month last year and up 43.9 percent compared to January home sales.

A total of 423 residential properties were sold compared to 436 the same time last year. Residential sales in February included 250 single detached homes (down 9.7% from last February), 44 semi-detached (up 29.4%), 31 townhomes (up 3.3%) and 97 condominium units (up 5.4%).

“Sales this February showed a healthy increase compared to January,” stated Mark Wolle, President of the KWAR. “And with the recent announcement that the Bank of Canada will be holding interest rates at 0.75% we should continue to see a steady, stable market for Kitchener-Waterloo.”

Single detached homes sold for an average price of $395,285 an increase of 1.2 percent compared to last year. The average sale price for a condominium was $230,568 a decrease of 0.4 percent while townhomes and semis sold for an average of $301,774 (up 6.8%) and $254,070 (up 3.6%) respectively. The average sale price of all residential sales through the KWAR’s MLS® System decreased 0.4 percent to $335,740 compared to February 2014 with 42.6 percent of home sales in February occurring in the $250,000-$349,999 range.

“We’ve had some really frigid temperatures this past month and as things warm up I expect we will see home buyers and sellers out in full force come the spring time,” said Wolle.

2015 HOME SALES OFF TO A COOL START

KITCHENER-WATERLOO, ON (February 5, 2015) –– Residential sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) were down in January compared to January of 2014.

There were a total of 290 residential properties sold last month, a 9.9 percent decrease compared to the same month last year.

“Coming off an above average month in December, sales have slowed in comparison to last January,” stated Mark Wolle, President of the KWAR. “This isn’t unexpected; typically the winter months are not as active leading up to the busy spring market.”

January’s residential sales included 188 detached homes (down 9.6 percent compared to January 2014) 57 condos (down 24 percent), 18 semis (up 5.9 percent), and 25 freehold townhouses (up 31.6 percent).

The average sale price of all homes sold in January was $318,075, a decrease of 1.6 percent compared to the same time last year. Single detached homes sold for an average price of $357,018, a decrease of 4.6 percent compared to January 2014. In the condominium market the average sale price in January was $230,216, a 6.6 percent increase compared to the same month a year ago.

“Recent interest rate cuts and a series of positive economic predictions for the region by a number of outside sources should continue to draw people looking to live and invest in Waterloo Region,” said Wolle.

KITCHENER-WATERLOO HOME SALES FINISH STRONG IN 2014

KITCHENER-WATERLOO, ON (January 7, 2015) –– The end of 2014 brought with it a 7-year high for home sales in the Region with 6,564 residential sales processed through the Multiple Listing Service (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR), an increase of 3.0 percent compared to 2013.

Things got off to a sluggish start early in 2014, with sales lagging behind home sales in 2013 for the first five months of the year. However, home sales did ramp up again with a delayed spring market which took off in June of 2014. The year ended strong with 314 residential sales in December compared 283 the same time last year resulting in an 11.0 percent increase.

“With ice storms and polar vortexes in early 2014 the spring market started much later than usual but once it got going, home sales ramped up making last year one of the best on record” said Mark Wolle, President of the KWAR.

A total of 6,564 residential properties were sold compared to 6,371 at the end of 2013. Total residential sales in 2014 included 4,384 single detached homes (up 3.3% from 2013), 470 semi-detached (down 6.9%), 444 townhomes (up 11.3%) and 1,206 condominium units (up 4.7%).

“Hot markets like Toronto and Vancouver got everyone talking about housing bubbles this past year, but real estate is very local,” emphasizes President Wolle. “Locally, Waterloo Region remains a strong and stable housing market and a desirable place to live and invest.”

The dollar volume of sales in 2014 increased 7.2 percent over the previous year, totalling $2,207,485,532 surpassing the “2 billion” dollar mark for only the second time in the KWAR’s history.

The average sale price of all residential sales in 2014 increased 4.0 percent to $336,302 in comparison to 2013. Single detached homes sold for an average price of $382,798 (up 4.3%), semi-detached for $256,606 (up 2.9%), townhomes for $287,951 (up to 3.4%) and condominiums sold for an average of $222,359 (up 2.5%).

NOVEMBER HOME SALES ON PAR WITH 2013, UP ON A YEAR-TO-DATE BASIS

KITCHENER-WATERLOO, ON (December 3, 2014) –– Homes sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in November were on par with sales compared to November of last year. Residential sales have totalled 6,251 on a yearly basis which is a 2.7 percent increase over last year, and also a year-to-date record for total units sold since 2007.

A total of 469 residential properties sold last month, the same number of transactions that occurred in November 2013. Residential sales in November included 298 single detached homes (down 1.3% from last November), 40 semi-detached (down 2.4%), 49 townhomes (up 58.1%) and 80 condominium units (down 13%).

“2014 is coming to end and we’ve had an incredible year for home sales in the Region,” says Mark Wolle, newly elected President of KWAR. “With the CMHC forecasting steady mortgage rates and stronger employment in the Region into 2015 we look forward to continued demand for housing in Waterloo Region.”

Single detached homes in November sold for an average price of $385,533 an increase of 3.7 percent compared to last year. The average sale price for a condominium was $206,598 a decrease of 5.0 percent while townhomes and semis sold for an average of $277,442 (up 3.5%) and $255,896 (up 6.3%) respectively. The average sale price of all residential sales through the KWAR’s MLS® System increased 3.0 percent to $331,964 compared to November 2013.

HOME SALES REMAIN STRONG IN OCTOBER

KITCHENER-WATERLOO, ON (November 5, 2014) –– Home sales surged in the month of October with a total of 563 home sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) compared to 481 during the same period in 2013, an increase of 17 percent.

Year-to-date 5,800 homes were sold, which is the second highest number of units sold in the last 10 years and represents a 2.9 percent increase compared to the same time last year and 4.8 percent above the 5-year average for sales year-to-date.

Single detached homes in October sold for an average price of $377,895 an increase of 7.1 percent compared to last year. The average sale price for a condominium was $212,877 a decrease of 0.6 percent compared to October of last year. The average sale price of all residential sales through the KWAR’s MLS® System increased 5.4 percent to $330,121 compared to October 2013.

The large increase in average price was due partly to the 57 homes sold in the $500,000 - $999,999 price category compared to 25 in 2013.

Residential sales in October included 375 single detached homes (up 19.4% from last October), 29 semi-detached (down 34.1%), 35 townhomes (on par) and 117 condominium units (up 37.6%). Dollar volumes for October and year-to-date sales were both at all-time highs with increases of 23.4 percent and 7.1 percent respectively.

SEPTEMBER HOME SALES REACH RECORD HIGH

KITCHENER-WATERLOO, ON (October 3, 2014) –– 553 residential properties were sold through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in September, marking a new record high for the month. September’s home sales were up 14.3 percent over last year.

On a year-to-date basis 5,210 residential units have sold compared to 5,138 during the same period in 2013.

“September’s strong showing of home sales follows a slower than usual spring market and picks up on what was a very active August” says Lynn Bebenek, President of KWAR. “We continue to see evidence that the traditional spring market was pushed into the summer months because of the brutal winter weather we experienced earlier in the year”

More sales in the higher price ranges in September contributed to an 8.8 percent increase in the average price of a detached home to $385,780 compared to last year. The average price for a condominium was $233,321, an increase of 4.8 percent over September 2013. The average sale price of all residential sales increased 7.7 percent to $338,350 over September 2013.

Residential sales in September included 359 single detached homes (up 15.1% from last September), 48 semi-detached (up 6.7%), 35 townhomes (on par with last year) and 108 condominium units (up 27.1%).

The average price of all residential properties sold year-to-date was $337,661, a 4 percent increase over 2013. The average price of a detached home to the end of the third quarter was $383,885, a 4.3 increase over 2013.

“As the Waterloo region area continues to grow, the real estate market continues to be strong and healthy,” says Bebenek.

HOME SALES REMAIN STRONG IN THE MONTH OF AUGUST

KITCHENER-WATERLOO, ON (September 4, 2014) –– With a total of 567 homes sales through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS®, the month of August posted a 9.2% increase in homes sales compared to the same month last year.

Home sales in the month of August were also 9.3% per cent above the 5-year average for the month and were the second highest on record compared to August sales in the last five years.

“The Kitchener-Waterloo and regional area housing market continues to be strong” says Lynn Bebenek, President of KWAR. “Higher than average sales activity in August and year-to-date speaks volumes about the confidence consumers have in our local economy and homeownership as an investment.”

Residential sales in August included 367 single detached homes (up 4.9% from last year), 42 semi-detached (up 13.5%), 39 townhomes (up 77.3%) and 115 condominium units (up 11.7%). Year-to-date sales were also up 2.7 percent compared to the five year average with 4,648 homes being sold.

The average sale price of all residential sales through the KWAR’s MLS® System increased 3.9 per cent last month to $329,892 compared to August 2013. Single detached homes sold for an average price of $378,251 an increase of 5.4 per cent compared to last year. The average sale price for a condominium was $225,167, an increase of 1.5 percent and the average sale price for a freehold townhome was $287,369, a decrease of 1.9 percent from the same time last year.

STRONG JULY HOME SALES

KITCHENER-WATERLOO, ON (August 6, 2014) –– There were a total of 662 residential properties sold through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in July, an increase of 5.9 percent compared with 625 in July 2013.

Home sales in the month of July were also 16.6 per cent above the five-year average for the month

Strong activity in July helped to bring the total number of residential sales on a year-to-date basis closer to historical levels. The 4,069 residential transactions to the end of July are 1.6 per cent below the 4,135 transactions during the same period in 2013, and l.5 percent above the previous five-year average of 4,005 units.

“Buyers are continuing to express their confidence in housing in the Region” says Lynn Bebenek, President of KWAR. “This July set a record for both dollar volume of sales and units sold compared to the last 10 years.”

JUNE HOME SALES AT THEIR STRONGEST IN FIVE YEARS

KITCHENER-WATERLOO, ON (July 4, 2014) – The number of residential properties processed through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) last month reached 714 units, representing an 8.8 percent increase over the same period last year, and the highest sales activity for the month of June since 2009.

On a year-to-date basis, home sales during the first half of 2014 totaled 3,398, a 3.2 percent decrease compared to last year, though in line with the previous 10-year average.

“The housing market in Kitchener-Waterloo and area continues to perform well,” says Lynn Bebenek President of the KWAR. “Home buying activity in the region is supported by low mortgage interest rates and the confidence consumers have in Waterloo region as a great place to put down roots.”

June’s sales included 490 single detached homes (up 14.2 % from last year) 120 condominium units (down 2.4 % from last year), 48 semi-detached (down 17.2 %) and 47 freehold townhouses (down 34.3 %).

The average sale price of all residential sales through the KWAR’s MLS® System increased 6.8 percent to $348,962 compared with June 2013. Single detached homes sold for an average price of $396,370 an increase of 6.4 percent compared to last year. Looking strictly at transactions within the cities of Kitchener and Waterloo, the average sale price of a residential property increased a more modest 1.9% to $333,560 in June, and single detached homes increased 1.4% to $386,982 compared to the same month last year.

STEADY STREAM OF HOME SALES FOR THE MONTH OF MAY

KITCHENER-WATERLOO, ON (June 4, 2014) –– Residential property sales through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in May were down 5.6 percent compared to last year’s record setting month of May.

A total of 725 residential properties were sold in the month of May compared to 768 the same time last year. This was only the second time since 2007 that residential sales in May have exceeded 700 total sales. Comparing the 5-year average for the month of May shows a 5.7 percent jump in residential sales.

“The spring home buying season was in full swing this May” says Lynn Bebenek, President of KWAR. “Strong sales and price gains reflect the confidence homebuyers have in regional housing market as a great place to live and invest.”

May’s sales included 514 single detached homes (down 3.4 % from last year) 101 condominium units (down 17.9 %), 60 semi-detached (up 3.4 %) and 43 freehold townhouses (down 2.3 %).

Single detached homes sold for an average price of $386,474 an increase of 2.1 per cent compared to last year. The average sale price for a condominium was $226,157, an increase of 6.4 percent compared to May 2013.

APRIL HOME SALES UP OVER MARCH, DOWN YEAR-OVER-YEAR

KITCHENER-WATERLOO, ON (May 6, 2014) – There were fewer residential property sales through the Multiple Listing System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in April compared to the same month last year.

A total of 652 residential properties sold in the month of April compared to 691 the same time last year, a decrease of 5.6 percent. In comparison to March, residential sales grew 21 percent, continuing the trend of monthly increases in home sales since the beginning of this year.

“We’re continuing to see increasing sales activity month after month,” says Lynn Bebenek President of the KWAR. “Persistently bad weather seems to have delayed decision to buy or sell homes, but the combination of increasing monthly sales, lower mortgage rates and some sun should drive increases in the months ahead.”

April’s sales included 445 single detached homes (down 6.1 % from last year) 121 condominium units (on par with last year), 38 semi-detached (down 19.1 %) and 41 freehold townhouses (down 2.4 %). Year-to-date residential sales were 6.6 percent below last year with 1,948 residential homes sold thus far.

While sales were a little slower this month the average sale price of all residential sales through the KWAR’s MLS® System increased 2.9 percent to $343,839 compared with April 2013. Single detached homes sold for an average price of $387,130 an increase of 2.2 percent compared to last year. The average condominium price was up 9.8 percent selling for $237,008, partially due to the sales of higher end condominium townhomes alongside traditional condos.
